Kona stay guides · Family & groups
A successful group stay begins with a room plan everyone understands. The guest limit matters, but so do which beds people will use, who needs privacy, how many cars will arrive and where everyone will eat breakfast. Make those decisions before comparing photographs of the pool.
Best for: several households, friends traveling together and multigenerational families.
Your goal: a shortlist that fits the people, vehicles and daily routine of this particular trip.

Build the sleeping plan before choosing the home
Ask each household for adults, children, private-bedroom needs and acceptable bed sharing. A king bed shared by a couple, a bunk room for children and a separate suite for a grandparent serve different needs. Bedrooms, beds and sleeping capacity are three different numbers.
| Household | People and sleeping needs | Room assignment | Bathroom / access needs |
|---|---|---|---|
| Household 1 | Write adults, children and acceptable bed sharing. | Assign an actual room from the listing. | Note stairs, nighttime access and privacy. |
| Household 2 | Write adults, children and acceptable bed sharing. | Assign an actual room from the listing. | Note stairs, nighttime access and privacy. |
| Household 3 | Write adults, children and acceptable bed sharing. | Assign an actual room from the listing. | Note stairs, nighttime access and privacy. |
Use this as a worksheet in your own trip notes. Do not send private family or medical details to the entire group; share only the practical requirements needed to choose the house.
Compare the layouts that are actually available
| Home | Airbnb listing snapshot | Why compare it |
|---|---|---|
| Spacious Kona Retreat | 6 bedrooms · 12 beds · 5 baths | Five king bedrooms plus a bunk room; useful to inspect when adults want separate bedrooms and children can share. |
| Blue Lagoon of Kona Estate | 6 bedrooms · 13 beds · 3.5 baths | A main house and a separate two-bedroom Ohana; compare who uses each building and bathroom. |
| Kona Hilltop Estate | 7 bedrooms · 20 beds · 5.5 baths | Main house plus Ohana and a cinema room; a large bed count still needs a person-by-person assignment. |
| Kona Pickleball & Hot Tub Retreat | 6 bedrooms · 6 beds · 3 baths | A different room-to-bed balance, with pickleball, a hot tub and a pool table for shared downtime. |
These are listing facts reviewed for this guide, not a confirmation that your party can book any of these homes. Enter the full guest count on Airbnb and read the current occupancy and visitor rules. Where a listing displays “16+,” ask the host to confirm the exact permitted party before booking.
Plan vehicles as carefully as rooms
Count travelers and luggage for arrival day, then decide whether the group will split during the week. Two smaller parties can enjoy different outings and still meet for dinner, provided the vehicles and drivers support that plan. Check the home’s actual parking allowance before adding another rental car.
Assign one driver or coordinator to each vehicle and keep the private check-in directions with the people who need them. Avoid making the last arriving household responsible for the first grocery shop. Our arrival guide includes a simple first-shop plan.
Make shared meals comfortable
Ask about dining seats, refrigerator space and the kitchen equipment you intend to use. Plan a few breakfasts and one shared dinner before buying a week of food. Rotate small jobs—shopping, cooking and cleanup—so the person who booked the home can enjoy the holiday too.
For a reunion dinner out, contact the venue with the complete party size and seating needs. Compare group dining and takeout options in Kona. Sleeping capacity does not establish permission to host extra visitors or an event at the rental; use a venue that accepts the gathering you have in mind.
Choose amenities you will have time to enjoy
A private pool, pickleball court, cinema room or a shaded lanai can shape the holiday when the schedule leaves room for it. Put a short outing before a relaxed afternoon rather than reserving a full-day tour every day. Check which features belong to the exact home and whether any optional service needs advance arrangements.
Families with children should ask specifically about pool barriers, supervision needs, cots and high chairs. For mobility needs, request practical details such as stairs and bathroom layout. A general description or a photograph does not answer those questions.
Compare the full stay, then agree how to share it
Open Airbnb for identical dates and the complete party. Compare the checkout total, cancellation terms and rooms that suit your group. Agree how to handle unequal bedrooms, different arrival dates and optional tours before anyone pays. Our trip-budget worksheet separates accommodation, transport, food and activities.

A few questions before you book
Does the largest bed count make a home the best choice?
Only if the beds, rooms and bathrooms suit the people using them. Start with suitable sleeping places and privacy, then compare the total price.
Can a large rental host our reunion party?
Confirm the exact visitor, event, parking and quiet-hour rules with the host. A reunion stay and an event with extra guests are different arrangements.
Should everyone book the same tour?
Choose a few shared highlights and let smaller groups choose other activities. For any shared tour, confirm that the operator can accommodate the whole party and each participant’s needs.
